  • Why should I get a home inspection?                                                      Buying a home is one of the biggest investments you will ever make, so it's important to get a home inspection because the inspector will be able to discover and document defects that may or may not be obvious to you as the buyer.  Such defects can range from simple replacements or repairs, to safety and health concerns and costly repairs. Additionally, some mortgage companies require a home inspection on a property before approving the home loan.

  • When will I receive my inspection report?
    The inspection report will be issued within 24 hours of the completion of the inspection.    

  • Should I attend the inspection?
    You are not required to attend the inspection, but doing so is recommended. You will be better able to gauge the condition of the home and its systems if you are there with the inspector to ask questions and see the inspection taking place.                 

  • Who gets a copy of the inspection report?                                                 The individual who hired and paid the inspector is the only person who will receive a copy of the report. The inspector will not share the report with any third party without a request from the client.

  • Do I need a home inspection on a new construction?                              Yes. New home buyers may be overwhelmed with the excitement when acquiring a new home and miss some critical details. Buyers usually rely on the new home warranty but many of the defected items are only covered for the first 12 to 24 months. If problems are not reported in time before the warranty expires they will not be addressed from the builder. Buyers are not trained in defect recognition. Items that should be a concern are often missed or overlooked. This is why you need a professional home inspector.

  • What happens if the inspection reveals problems?                                       If the inspection reveals any problems, it is important to understand the severity of the defect. For example, a missing shingle or dirty air filter can be easily fixed at a low cost. However, if the defect is more extreme, such as a major foundation crack, wood-destroying organism infestation, or evidence of mold, you should find out how these problems can be addressed, and whether you can negotiate their cost with the seller.

  • How long does a home inspection take?                                               Depending on the home's age, size, and condition the inspection generally takes from 1.5 to 2.5 hours

  • What should I ask for after a home inspection, as far as repairs?            This will depend on the kind of real estate market you're in, and the severity of the item to be repaired. In a seller's market, you won't have much leverage to request repairs. In a buyer's market, you'll have much more leverage. You should always consider the cost of the repair work when making these decisions. Your real estate agent will assist you in this process.
